We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process
This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets
This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request
We are pleased to work with any qualified applicant that has a mature, well behaved, non-aggressive breed dog. Most of our properties are pet friendly and this information will be listed in the ad for each house. These terms are based on the comfort level of the property owner and the restrictions they decide for a pet to be considered. Some smaller properties are suitable for residents with a cat, while other properties may not allow cats due to allergy issues of the property owner.
If your pet is over one years old, and of non-aggressive breed, we may have a property that might work for you! Pets under one years of age will not be considered and breeding of any pets is not allowed on our properties.
At Pacific NW Realty Services-Property Management PNW we require every animal to go through our professional screening process. The fee for this is $20.00 for the first pet profile and $15.00 for each additional pet in your profile. These application fees are paid directly to our 3rd party vendor conducting the pet screening. This screening is part of our application process and any house application received that lists a pet(s) must complete this in order to move forward with the rental application.
Unfortunately, we are unable to rent to breeds that are commonly labeled as "aggressive" by the insurance companies. We cannot rent to mixes of these breeds. If you have a mixed breed dog, and not sure what the cross is, but he/she really looks like a pit bull, we will err on the side of caution and deny the pet.
It is the sole obligation of the applicant to get their pet approved prior to submitting the rental application, please be prepared to submit photo along with your request for approval. Non-qualifying pets may result in denial of rental application.

While we understand that your pet may be sweet and gentle, neither Leading Edge Property Management and Real Estate nor our clients are willing or able to take a risk renting to an animal that is considered a statistical liability.
Service animals are accepted with proper documentation. Service animals are not subject to additional deposit, pet acceptance fee, or pet inspection fee. Once your application is approved we will provide the request for reasonable accommodation request and verification of disability and need.
